An appraisal begins with a clear understanding of the property and the reason a value opinion is needed. Red’s combines property research with knowledge of the local market to address the assignment.
Understanding the home in its market
A home’s characteristics, location, and relevant market evidence all matter. We discuss the intended use and scope of work before accepting an assignment, so the service fits the property and the purpose.
A typical residential appraisal from Red’s is delivered as a PDF report with property photos, a measurement sketch, comparable-sales analysis, and the value conclusion. The report addresses the agreed assignment and intended use.

Why do you need an appraisal?
Appraisals for the decisions in front of you.
Selling, buying, settling an estate, or working through a property decision: the purpose helps define the assignment. Red’s accepts the following residential appraisal requests, subject to property fit, scope, and availability.
Pre-listing & FSBO
Red’s accepts residential appraisal assignments for homeowners preparing to sell, including for-sale-by-owner properties. Share the location, relevant improvements, and planned timing so Tracy can discuss the scope and fee.
Red’s accepts buyer-requested residential appraisals. Discuss the property, intended use, and timing with Tracy before ordering. If financing is involved, confirm your lender’s requirements; a privately ordered appraisal is not automatically accepted for a loan.
Red’s accepts estate, probate, and date-of-death appraisal assignments. Tell Tracy the required valuation date and how the report will be used. Share any instructions from the estate representative or professional adviser before work begins.
Red’s accepts residential appraisal assignments for divorce and family buyouts. Discuss the valuation date, intended users, property details, and report requirements with Tracy. Tracy also offers court testimony for divorce-related matters under a separate contract, with pricing determined case by case. Discuss the case requirements and testimony scope with Tracy.
Red’s accepts appraisal assignments related to private mortgage insurance removal requests. Start with your mortgage servicer’s instructions and discuss them with Tracy before ordering. An appraisal does not guarantee acceptance or cancellation of mortgage insurance.
Red’s accepts residential appraisal assignments in support of property-tax protests. Share the relevant valuation date, property information, deadline, and intended use so Tracy can discuss the assignment. This does not promise tax savings or include hearing representation.
How much does a home appraisal cost in Granbury, Texas?
Red’s estimated fee for a standard single-family home appraisal in Granbury and Hood County is $500–$800, with baseline fees generally starting around $550. The final quote depends on the property, location, intended use, and scope of the assignment.
These are estimated ranges, not a fixed quote. A “+” means complex assignments may exceed the listed amount. For FHA or VA loan-related work, discuss the appraisal requirements with Tracy and your lender before scheduling. Red’s provides appraisal services; the lender determines the borrower’s loan eligibility.
What affects the appraisal fee?
Waterfront features, property size, acreage, travel, and the availability of comparable sales can affect the research and analysis needed. Assignment scope and requested timing also affect the quote. Share your needed-by date so Tracy can discuss availability and the fee for the requested work. Loan program requirements can also affect the assignment scope. An appraisal addresses valuation and relevant property observations; it does not replace a home inspection.
Does this pricing apply outside Hood County?
Red’s serves 13 North Central Texas counties. Contact Tracy for a quote for your property’s county and location. These Granbury and Hood County estimates are a starting point for discussion, rather than a uniform fee schedule for every property in the service area.
How do I get an exact fee?
Call, text or email Tracy to discuss the location, the service you need and the scope of the assignment. Share the property type, approximate size or acreage, intended use, and requested timeframe. Fees for land appraisals, ANSI home measurement, property evaluations, and construction draw inspections are quoted separately.
