Start with your situation

Which service do I need?

I’m thinking about selling my home.

A Property Evaluation provides a written estimated value range with supporting market comparisons—a lower-cost option often used for listing or selling by owner. A residential appraisal provides a PDF report with photos, a measurement sketch, comparable-sales analysis, and a value conclusion. Tell Tracy how you plan to use the report so she can help you choose the appropriate scope.

I need a home’s value for a specific decision.

For a purchase, estate, divorce or buyout, PMI request, or property-tax protest, discuss a residential appraisal with Tracy. Share any requirements from the person or organization that will use the report.

I need to know the square footage.

ANSI home measurement provides a measurement sketch with square-footage calculations. It does not by itself provide a value opinion.

I need a lot, acreage, or farm/ranch land valued.

My lender needs construction progress documented.

A construction draw inspection provides a written report with progress photos and completion percentages for the lender’s requested items.

I’m arranging a loan-related appraisal.

Discuss ordering and report requirements with your lender. Lenders and AMCs can share assignment details with Tracy to request a bid.

Local knowledge matters

A property’s location is more than an address.

Rural properties and smaller communities have their own market conditions. Understanding the area helps put a home or tract of land in the right context.

Geographic competency is central to Red’s approach. We begin with a scope of work, the property’s location, and the purpose of the assignment.
